>> THANK YOU. SINCE THE APRIL 27TH, 2021 MEETING, THE APPLICANT HAS REVISED THE PROPOSED DEVELOPMENT TO ACCOMMODATE AN ADDITIONAL OPEN SPACE TRACK.

AS YOU WILL SEE HERE ON THE EXHIBIT C, THE THREE OPEN SPACE TRACKS EQUATE TO 6.2 ACRES OR 12 PERCENT.

THE PREVIOUS VERSION OF THIS PLAN THAT WAS BEFORE YOU ALL SHOWED THESE TWO OPEN SPACE TRACKS, WHICH ARE EQUATED TO 4.3 ACRES OR 8.3 PERCENT.

THE APPLICANT HAS UPPED THE OPEN SPACE PERCENTAGE BY ABOUT FOUR PERCENT.

THE COMMISSIONERS ALSO ASKED THAT THE APPLICANT LOOK AT THE TOWNHOME ELEVATIONS.

IF YOU WILL RECALL PREVIOUSLY, WHILE THE APPLICANT WAS PROPOSING TO INCORPORATE A PORCH MEETING THE FRONT PORCH STANDARDS OF THEIR ZONING ORDINATES INTO EACH OF THE UNITS WITHIN THE DEVELOPMENT WHICH INCLUDED ALL OF THE TOWNHOMES, THE COMMISSIONERS ASKED THAT ADDITIONAL OFFSETS OR ADDITIONAL VARIATIONS BE INCORPORATED INTO THE ELEVATIONS OF THE TOWNHOMES.

AS YOU WILL SEE HERE, THE APPLICANT IS PROPOSING AN INSET FOR ALL OF THE INTERIOR UNITS, AS NOTED IN THE STAFF REPORT, THERE WAS A COMPARISON BETWEEN WHAT THE APPLICANT IS PROPOSING HERE, VERSUS THE FLAT VERSION THAT CAME BEFORE YOU ALL ON APRIL 27TH.

THE APPLICANT IS PROPOSING THAT ON THE CRAFTSMEN, THE GEORGIAN AND THE COLONIAL, THAT BEING ALL THREE TOWNHOME STYLES WITHIN THE DEVELOPMENT.

LASTLY, THERE WAS THE PREVIOUS ISSUE REGARDING THIS STREET STUB TO THE COMMERCIAL DEVELOPMENT TO THE WEST.

SINCE THE PACKET WENT OUT THIS PAST FRIDAY, THERE HAVE BEEN ADDITIONAL DISCUSSIONS BETWEEN STAFF, THE APPLICANT, AND THE COMMERCIAL PROPERTY OWNER TO THE WEST REGARDING THE LOCATION OF THIS CONNECTION.

ULTIMATELY WHAT HAS BEEN DETERMINED, RATHER THAN WHAT YOU SEE HERE ON THE SCREEN BEFORE YOU TONIGHT, IS THAT THIS STUB AND THIS FIRST LOT TO THE NORTH BE SWITCHED, SO THIS STUB WOULD BE ONE FURTHER LOT NORTH THAN WHAT IT IS HERE TODAY.

THE APPLICANT AND THE COMMERCIAL PROPERTY OWNER ARE IN AGREEMENT WITH THIS LOCATION THAT I JUST MENTIONED TONIGHT, SHOULD THAT BE THE COMMISSIONERS' WISH TO HAVE THE STREET STUB IN THAT LOCATION, I WOULD ASK THAT YOU MAKE THAT A PART OF YOUR MOTION SINCE THAT IS NOT INCORPORATED INTO THE EXHIBITS THAT WERE A PART OF THE PACKET.

THERE HAS BEEN A LOT OF DISCUSSION IN THE PAST REGARDING THE STREET STUBS, REGARDING OTHER INSTANCES AROUND THE CITY WHERE SIMILAR STREET STUB EXIST SO THERE WAS QUITE A BIT OF INFORMATION INCLUDED IN YOUR PACKET AND I'D BE HAPPY TO DISCUSS TONIGHT, SHOULD YOU WISH.

BUT WITH THAT, THIS IS RECOMMENDED FOR APPROVAL TONIGHT AND I'M HAPPY TO ANSWER ANY QUESTIONS YOU ALL MAY HAVE.

THERE'S A COUPLE OF POINTS THAT I JUST WANTED TO ADD TO IT.

BASED ON THE FEEDBACK THAT WE GOT FROM THE 4-13 AND THE 4-21 MEETING, WE'VE OBVIOUSLY ADJUSTED THE OPEN SPACE.

THE LOT LAYOUT DID CHANGE.

THERE WAS A REDISTRIBUTION OF THE LOT TYPES WITHIN THE PROJECT.

THE OVERALL LOT COUNT INCREASED BY ONE.

WE REDUCED 1155S- 2440 FOR LOTS, AND WE ADDED 36 TOWN-HOME MARTS.

I JUST WANT TO CALL OUT THE ELEVATION ASSIGNMENT. I THINK IT'S IN HERE.

>> WE ADD TO THIS EXHIBIT 2 TO HELP FURTHER CLARIFY AND REALLY LOCK DOWN THE ELEVATION STYLES AND WHERE THEY'RE GOING TO BE LOCATED WITHIN THE COMMUNITY.

VERY SIMILAR TO GRAND PARK, GRAND CANALS, WHICH WAS A PROJECT THAT WE DID BACK IN 2014.

IT'S THE SAME LAYOUT.

AS YOU GO DOWN THE STREETSCAPE, YOU HAVE VARYING ELEVATION.

IT FEELS MORE LIKE A SINGLE-FAMILY NEIGHBORHOOD AS YOU DRIVE DOWN THAT STREET WITH ALL TUNNELS.

IT'S NOT JUST THE SAME ELEVATION, BUILDING AFTER BUILDING.

WE DID ADD THAT, THAT WASN'T IN THE INITIAL SUBMITTAL.

THEN I'M GOING TO JUMP BACK TO, HOPE I'M GOING IN THE RIGHT DIRECTION.

THE ELEVATIONS HERE, JUST TO TALK ABOUT THE PORCHES A LITTLE BIT. ALSO, WITH THE GEORGIAN.

WHAT WE DID ON THE TWO END UNITS, YOU'LL NOTICE THOSE ARE SIGNIFICANTLY LARGER END UNIT PORCHES THAN WE HAD PREVIOUSLY HAD SUBMITTED.

WE ALSO ADDED RAILING ON THOSE.

JUST FOR SOME NUMBERS, ANY OF THE PORCHES ARE APPROXIMATELY 116 SQUARE FEET VERSUS THE STANDARD 70 OR THE ORDINANCE THAT REQUIRES 70, WHICH IS 65 PERCENT LARGER THAN THE REQUIREMENT.

THE COLONIAL HERE, VERY SIMILAR.

THOSE ARE A LITTLE BIT BIGGER, 120 SQUARE FEET VERSUS THE 70.

THEN THE CRAFTSMEN, WE DID NOT CHANGE, THOSE WERE ALREADY LARGER.

THEY'RE ABOUT 55 PERCENT LARGER THAN THE REQUIREMENT.

THE INTERIOR UNITS ON THOSE, ONE OF THEM'S 10 PERCENT LARGER AND ONE'S 35 PERCENT.

JUST TO ADDRESS THE OTHER INTERIOR UNITS ON THESE; THOSE ARE SEVEN BY 10, THEY'RE 70 SQUARE FEET.

SO THEY MEET THE ORDINANCE FOR THE REQUIREMENT FOR A USABLE PORCH.

WE DID NOT MAKE THOSE LARGER LIKE WE DID ON END UNITS.

THAT'S REALLY FROM A FLOOR PLANNING STANDPOINT.

THE TOWN-HOMES ON THE FIRST FLOOR WOULD BE REALLY DARK WHEN YOU HAVE A WIDER PORCH BECAUSE THE GARAGE IS IN THE BACK.

THAT FRONT LIVING SPACE THAT YOU WALK RIGHT INTO PROVIDES A LOT OF CHALLENGES FOR THE NATURAL LIGHT TO GET IN THAT HOUSE WHEN WE PUT A FULL PORCH ALL THE WAY ACROSS THE FRONT.

REALLY, THE COLONIAL VERSION AND GRAND CANAL HAD IT.

WE GOT A LOT OF FEEDBACK FROM PEOPLE THAT ACTUALLY BROUGHT IT, THAT THEY DIDN'T HAVE ENOUGH LIGHT, IT WAS ALL JUST NOT NATURAL LIGHT, SO WE KEPT THEM THERE.

I JUST WANTED TO JUST POINT OUT ANOTHER THING ON THE CANALS.

[NOISE] I KNOW THAT WAS MENTIONED BEFORE AND I REALLY WANT TO ADDRESS THAT.

I THINK IT WAS MENTIONED IN TWO DIFFERENT WAYS BECAUSE I THINK [INAUDIBLE] , YOU LIKED THE VARIATION IN THE FRONT.

VERY SIMILAR TO THIS, THESE ARE FOUR-PLEX ELEVATIONS.

I THINK WE HAVE 3-6 ON A SITE PLAN.

GENERALLY, THE END UNITS WILL BE SIX FOOT IN-FRONT OF THE INTERIOR UNITS, WHICH WAS SIMILAR.

THERE WAS A LITTLE MORE VARIATION IN THAT PRODUCTS A LITTLE DEEPER IN THE GRAND CANAL.

THEN THE PORCHES THERE ACTUALLY WEREN'T USABLE PORTIONS, THOSE WERE ONLY FOUR FEET DEEP.

THAT WAS ZONED AS A FIVE-FOOT FRONT SETBACK WITH A GIFT TO THE STREET TO GO ALL THE WAY TO ZERO IF YOU DECIDED TO BUILD A FIVE-FOOT STOOP.

WE WERE, OF COURSE, ARCADIA WHEN THAT GOT DONE TO DESIGN THAT.

THESE ARE ACTUALLY A LOT BIGGER THAN WHAT YOU SEE THERE WHEN YOU DRIVE DOWN THE CANAL.

BOTH IN THE FIRST, SECOND, AND THIRD PHASE THAT WE DID.

OTHERWISE, THAT'S ALL I HAD.
